Campus Oaks Town Center is a neighborhood-focused destination for shopping, dining, and gathering in Roseville—designed as an everyday hub that is being thoughtfully built over time. Pedestrian paseos, generous walkways, and integrated bike lanes connect directly to nearby neighborhoods and employment centers, making access easy and intuitive. Planned in three phases in consecutive partnership with Armstrong and Engstrom Properties, the project reflects a long-term approach to growth, with Phase One—anchored by Nugget Market—establishing the center’s identity, and Phases Two and Three introducing additional neighborhood-serving retail, including Ace Hardware and a garden center. Our team led the architectural design from the outset, translating a modern agrarian vision into simple, honest forms and a cohesive material palette rooted in the site’s agricultural and winemaking history. Barn-inspired massing, board-and-batten siding, clerestories, and sliding-door details create a human-scaled character, while shaded plazas, trellises, and integrated seating support year-round use—allowing the center to evolve naturally as each phase is realized.
